Ways to Gift Land

Outright Land Donations

By donating land, you are leaving a legacy and ensuring that open space will be preserved forever. This option is good if you have land that you would like to give as a charitable donation to realize a tax benefit or offset capital gains.  

Conservation Easements

A conservation easement is a legal agreement that permanently restricts certain uses and activities on a piece of land. This option allows a landowner to ensure protection without giving up ownership. Each easement is individually tailored to the desires of the current landowner, but the restrictions apply to all future owners. In giving up maximum use of the land, you reduce the market value of the property. The difference between the full and the reduced value is the amount that may qualify for a significant tax deduction.
